How Is Value Estimated?

Donna Thompson Ray, Chapter 73 President
Donna Thompson Ray, Chapter 73 President, says:

Appraisers answer three questions.

Sales. What have similar properties (homes, farms, machinery, jewelry) sold for recently?

Income. What would a prudent investor pay for the property based on the income it produces?

Cost. What would it cost to replace or reproduce the property?

The final estimate or opinion of value will consider all three answers, weighting each according to appropriateness.

For example, sales comparisons count heavily in appraising residential real estate, while income considerations are more important for commercial real estate and businesses.
